Measurement Planning

    Define the building and purpose

    We confirm the property type, occupancy, number of ground-contact rooms or units, foundation zones, prior results, transaction or compliance purpose, access, schedule, and reporting audience.

    Select the applicable protocol

    The licensed measurement professional identifies the current ANSI/AARST measurement standard incorporated or otherwise applicable to the building and project.

    Build a device and quality-control plan

    Locations, device identifiers, duplicates, blanks, deployment and retrieval routes, closed-building or operating conditions, custody, and field documentation are planned before the first device is placed.

    Coordinate occupants and facility staff

    Written instructions explain access, device security, building operation, prohibited interference, contact people, and what to do if a device is disturbed.

    Analyze and report

    The report identifies methods, licensed oversight, devices, locations, results, QA/QC, deviations, limitations, and recommendations in a format the owner can retain and act upon.

Drennen Quality-Control Workflow

Drennen large-building report templates document licensed supervision, approved electret ion chamber devices, in-house analysis, location-level results, measurement conditions, deviations, and recommendations. A representative internal template uses duplicate devices at 10 percent of test locations and blanks at 5 percent, subject to the applicable protocol and project plan.

Quality-control percentages, device type, and sampling strategy must be selected by the licensed measurement professional for the current project. They should not be copied blindly from an earlier report.

Mitigation in a Large Building

  • Map slabs, crawl spaces, grade beams, footings, utility trenches, expansion joints, and occupied ground-contact areas
  • Connect test results to foundation and pressure zones rather than treating every elevated room as an isolated problem
  • Coordinate suction points, collection piping, fans, electrical, firestopping, roof or wall discharge, condensate, acoustics, and service access
  • Use phased diagnostics or pilot systems when the building complexity warrants it
  • Document concealed components and provide final as-built records
  • Complete post-mitigation testing under the correct large-building protocol

New-Construction Standards

Colorado currently incorporates CC-1000-2018 for soil-gas control systems in new multifamily, school, commercial, and mixed-use buildings. Existing-building mitigation and measurement use different standards. Bring the licensed radon team into plan review before foundations and slabs make critical components inaccessible.

Why Early Coordination Saves Money

Drennen has been asked to activate passive stacks that were installed by other trades without a workable collection plan, suitable fan location, complete labeling, usable electrical provisions, or effective communication across the foundation. Corrections after occupancy can require added cores, new routing, access to tenant spaces, firestopping, roof work, and substantially more expense than proper preconstruction coordination.
